Gwinnett County Tax Assessor Notices Were Out First in 2012

Gwinnett County Tax AssessorThe Gwinnett County tax assessor was first out of the gate in 2012 when their notices were released on April 6, 2012. It remains to be seen whether they will be the first out again in 2013, but my guess is yes! (Update, they were!) It is officially tax time here in the great state of Georgia and everyone in Gwinnett County should be on the lookout for a 2013 property tax assessment notice. I know that last year people in the Gwinnett County tax assessors commercial section were saying that they thought their full service hotel values were too low, so I think you may see those rise.

The Cobb County tax assessor notices weren't too far behind the Gwinnett notices last year. The Cobb County tax assessor notices went out on April 20, or exactly 2 weeks after the Gwinnett County notices. In Georgia, you have until April 1 to file for a Homestead exemption and also to file a property tax return. For this reason, the property tax assessors can't, or shouldn't release their values until after April 1. The DeKalb County tax assessor and the Fulton County tax assessors released their values in May last year.

The Gwinnett County tax assessor didn't appear to do a whole lot with values in 2012 is far as I could see. Most of my work is commercial and I saw very few changes in commercial values last year. But times they are a changing again. Commercial values have been on fire for a while now as big-money seeks higher yields than they can get from safe? US treasuries. Capitalization rates on many property types have fallen back down near their lows from the last market peak. Apartments in particular have been flying high as result of the huge number of foreclosures and people moving from owner-occupied housing to renter status.

The Gwinnett County tax assessor office is located in the Gwinnett County government Center at 75 Langley Dr. in Lawrenceville, Georgia. Last year I filed some appeals on the last day that we were all able to and Gwinnett was well organized for the walk-ins that day. My advice is beat the rush and file your appeal via certified mail. I would not send mail that no one has to sign for because mail of this type can get lost. Gwinnett may let you file your appeal online. The Gwinnett County tax assessors been very proactive at streamlining their operations during the Great Recession and they have been implementing a lot of online filing options.

All in all I would say that the Gwinnett County tax assessor office personnel are a good group of people and they are knowledgeable and customer service oriented.
