What to Know About Your Cobb County Assessment Appeal

One of the most important things to understand about property taxes in Cobb County is that appeals can only be filed in direct response to an assessment notice - meaning that you'll need to wait to receive one in the mail before you can begin. Once you do, there are a few things you need to know about going through this process - including why you may not want to do so alone.

Assessment Appeals in Cobb County: An Overview

To begin the appeals process in Cobb County online, first navigate to the county's official website at cobbassessor.org. Once there, you can click on the word "Appeals" and then select the button labeled "Property Search." You can then search for your home by the name of the owner, the property address or by the parcel number.

At that point, you'll be able to select the button labeled "Appeal to the Board of Assessors." Click the blue button labeled "Start" to begin the process.

As you fill out the form, you'll be able to select all grounds for appeal that you feel are valid. If you choose value, you can dispute the fact that the property would sell for the appraised amount. If you choose uniformity, you can indicate that the appraisal value is not equitable with other, similar properties in the area. In terms of taxability, this allows you to dispute whether the property is taxable at all. Note that you can choose all grounds that apply and provide additional information in the next steps. 

After your selection, you'll be asked to fill out a series of boxes containing relevant information about the property in question. This includes your own assertion value, any comments that you have to support your case, your contact phone number and your email address. You'll also be able to choose which hearing option you want. You can choose between going in front of the BOE, going through arbitration, meeting with a hearing officer or going directly through the Superior Court.
