The Ins and Outs of a Real Estate Tax Appeal in Gwinnett County

Every year in Gwinnett County, notices of assessment are sent out to all residential and commercial property owners in the area. Usually, this happens during April. Contained within this notice will not only be information about the current fair market value of your property, but an estimate of what you'll be expected to pay in real estate taxes. The former number is what directly impacts the latter.

If you disagree with the value you've been assessed, you should absolutely file an appeal. Doing so could potentially save you a significant amount of money in property taxes moving forward.

Conducting a Real Estate Tax Appeal in Gwinnett County: An Overview

It's important to note that if you disagree with your notice of assessment, you have 45 days from the date on the notice itself to file a formal appeal. You can do so electronically via the Gwinnett County website, or you can download the form, fill it out and send it in the mail to the Gwinnett County Board of Assessors at 75 Langley Drive in Lawrenceville, Georgia. 

When you do, be sure to compile as much documentation as possible as to why you think the assessment is wrong. Remember that you only have one chance to make your case, so you should absolutely work hard to make the most compelling argument possible.

Once your appeal has a chance to go through the formal review process. You may receive an amended notice of assessment in the mail. They will either lower the value given the materials that you've provided, or reaffirm that their original assessment as correct. At that point, you have 30 days from the date on the notice itself to either accept or reject the new, adjusted value. If you choose to reject it, you will need to file an appeal continuance form.
