Relative growth in vacancy rates since the start of the Great Recession:

 

Although retail sales have picked up somewhat, there has been little overall growth in occupancy levels. The competing retail segments are stealing tenants wherever possible. As a result retail rental rates are relatively stagnant. Class A malls, or the top 25% of malls, command the lowest vacancy rates, and neighborhood and community centers are doing relatively better than power centers or regional malls.
