Fulton County Tax: What You Need to Know

As you read this, the property tax season has started up again in Fulton County. In the months ahead the Fulton County tax assessor’s staff will be making their way around, surveying properties, and making their appraisals. This is an important time in your tax year, because the appraisals that they make will determine the amount of Fulton County tax you owe this year. Because of this, we thought it might be useful to give a general overview of the process, and to suggest ways for you to lower your Fulton County tax liability.

How Fulton County Tax Assessor Examines Your Property

The first step in assessing the value of your property is by conducting a visit. During this visit the Fulton County tax assessor will look around to see if there is any new construction or improvements that have been made, which would increase the value of the home.

Following this visual inspection of the home, other things will be taken into consideration. The most important of these is the value of other homes in your neighborhood, specifically ones that have sold recently. Your home will be weighed against these homes to determine its value. Naturally, other factors affecting the real estate market in the area will be taken into consideration as well.

Once a determination as to the value of your home has been made, you will be notified. Typically, you can expect to receive your notice of assessment sometime before July 1st. In it, you’ll find the appraised value of your home, as well as, an estimation of your Fulton County tax that will be due. It is only an estimate though, as it will be based upon the millage rate from last year.

What To Do If Your Assessment Is Too High

When looking at your assessment notice, you may think that things are out of line. To determine if they actually are, you’ll have to do a little research. You can use a number of websites to look at the property values of homes that are in your neighborhood to determine if you’ve been over assessed. If you feel that this is case, then you’re within your rights to appeal the appraised value set forth by the Fulton County tax assessor.

To appeal, you will need to act promptly. There is only a 45-day window after you receive the assessment notice in which your appeal can be filed. During this time, you can notify the Fulton County tax assessor of your intention to appeal in a written letter. With this letter you should include all relevant information related to appraising the value of your home. Alternatively, you can also submit an appeal form, which you’ll find on the tax assessor’s website.
